Be a little creative with your application.

You could make a shed that had a small kitchen and bathroom that was "open plan" and have a covered "Alfresco" eating area.

Onced it's passed you can do a bit of creative modifications to get your garage and carport.

If you have been around the building game for a few years it's amazing how adaptable or open to interpretation some applications can be.
